Acceptable Use Policy

This Acceptable Use Policy ("AUP") sets the standards and restrictions for using www.caribbeananchor.com and associated applications, databases and API interfaces (together, the "Platform"). The Platform is operated by Caribbean Anchor Limited ("Caribbean Anchor", "we", "our" or "us"). It applies to visitors, registered users, property buyers, private sellers, luxury real-estate developers and B2B directory partners (together, "Users"). By accessing or interacting with the Platform, you agree to follow this AUP. It supplements the Terms of Use, Privacy Notice and Property & B2B Directory Disclaimer.

01 1. Purpose and applicability02 2. Permitted and intended uses03 3. Prohibited uses and behaviour04 4. Content review and monitoring05 5. Enforcement, suspension and termination06 6. Reporting violations

1. Purpose and applicability

The Platform supports legitimate property discovery, destination information and business-to-business introductions in Antigua & Barbuda and the wider Caribbean. This AUP applies to all use of the Platform, including public pages, enquiry forms, approved partner content and any associated application, database or API interface.

2. Permitted and intended uses

You may use the Platform only for lawful, genuine and proportionate purposes connected with the services it presents.

Permitted uses include:

  • Searching property listings, developer projects and B2B professional-service information for bona fide personal or business evaluation.
  • Submitting genuine enquiries about properties, conveyancing, legal services, corporate structuring, architectural design, marine support or related services.
  • Preparing authorized property, listing or media material within your assigned account rights, subject to editorial and authorization review before publication.

3. Prohibited uses and behaviour

You must not engage in, facilitate or encourage any of the following activities on or through the Platform.

  • Unauthorised data extraction and system abuse: do not use automated scripts, crawlers, bots, spiders or data-mining tools to extract, harvest, index or build an index of listings, B2B directory contact information or proprietary content. Do not republish, compile or mirror the Platform's directory structures, listing databases or custom structured-data architecture on another website or commercial portal without our express written consent. Do not impose an unreasonable or disproportionate load on our infrastructure, launch a distributed denial-of-service attack or bypass technical or access controls. This does not prohibit ordinary indexing of public pages by legitimate search engines in accordance with our published access instructions, or other use expressly permitted by us.
  • Fraudulent content and listing misrepresentation: do not submit false, outdated, non-existent or misleading property information, including boundaries, dimensions, pricing in USD or XCD, or claims that a property qualifies for Citizenship by Investment. Do not upload property images, survey maps or sales descriptions unless you hold clear authority from the owner or master developer, such as legal title, valid power of attorney or written authorisation. Do not falsely claim an affiliation with Caribbean Anchor, misrepresent a professional licence or credential, or impersonate a person or business.
  • Unsolicited communications and marketing abuse: do not use contact forms, automated enquiry forms or directory email links to harvest recipient addresses or send unsolicited commercial messages, bulk advertising or chain letters to listed attorneys, brokers, sellers or other users. Do not upload or route attachments containing viruses, Trojan horses, malware, ransomware or other destructive code.
  • Unlawful activity and jurisdictional violations: do not use the Platform to facilitate money laundering, fraudulent property transactions, tax evasion or any other activity that violates the laws of Antigua & Barbuda or another applicable jurisdiction.

4. Content review and monitoring

Caribbean Anchor may review submitted property listings, B2B directory profiles, enquiries and relevant technical or operational records to protect platform integrity, investigate suspected misuse and assess compliance with this AUP. Current operations include human review of enquiries before any authorised external handoff, role-based access to private partner workspaces and necessary security, hosting and rate-limit records. We do not promise continuous monitoring, that every item will be reviewed, or that review will prevent all misuse.

Subject to applicable law and any contractual rights, we may edit, reject, hide, restrict or remove user-submitted material or a directory entry that breaches this AUP, lacks sufficient authority or rights, is inaccurate, or risks users, partners, data or publication rights. We may act without prior notice where reasonably necessary, but this wording is not a guarantee that action will always be taken.

5. Enforcement, suspension and termination

If we reasonably suspect or verify a breach, we may take one or more proportionate actions, subject to applicable law and any applicable contract.

  • Issue a warning and require immediate removal or correction of non-compliant content.
  • Temporarily or permanently suspend or limit an account, listing-submission privilege, private-workspace access or technical access point where needed to protect the Platform.
  • Withdraw or cancel a B2B directory placement or developer marketing package where the applicable partner agreement permits it. Any refund or non-refund position is governed by that agreement; no separate billing or package entitlement is created by this AUP.
  • Refer suspected criminal fraud, malware, cyber abuse or other unlawful conduct to the appropriate authorities and seek remedies available under applicable law, which may include injunctive relief or damages where a court or other competent authority permits them.

6. Reporting violations

If you discover a suspected fraudulent property listing, inaccurate directory profile, unauthorised use of Platform content or other violation, contact Caribbean Anchor for review. Do not send passwords, passport details, bank information or other high-risk documents through a public form or an unverified email instruction.

Send suspected violations to the following contact. Describe the page and issue without disclosing unnecessary confidential or sensitive personal data.
