Terms of Use

By accessing, browsing, registering for, submitting an enquiry through, or otherwise using any part of the Platform, you agree to be legally bound by these Terms of Use (Terms), together with the Privacy Notice, Enquiry Privacy Notice and Cookie Policy as applicable to your activity.

These Terms apply to access to destination and property information, authorised opportunity pages, enquiry and introduction requests, and invited partner-workspace activity. If you do not agree to these Terms in full, you must discontinue use of the Platform.

Caribbean Anchor provides digital property discovery, destination and buyer information, selected marketing presentations, and controlled introductions for international buyers and future Caribbean residents, beginning in Antigua & Barbuda. The Platform is not a contract, valuation, legal opinion, tax opinion, investment recommendation, immigration decision or guarantee.

The Platform currently presents a limited set of authorised public opportunities and selected editorial information. A Property is distinct from a Listing: a Listing is the current commercial presentation with its source, representative, status, price and attribution. A category, development, 'from' price, priority request or opportunity page does not guarantee that a particular unit, category or property is available.

Caribbean Anchor is not a licensed real-estate brokerage, law firm, financial institution, tax practice, immigration adviser or corporate-services provider. It does not provide direct legal, tax, conveyancing, financial, investment or citizenship advice.

Any developer, owner, agency, lawyer, conveyancer, tax adviser, architect, builder, insurer, property manager or other professional contacted through the Platform is an independent third party. Caribbean Anchor reviews an enquiry before an authorised handoff; it does not automatically email an external agent or seller. Any engagement with a third party is between you and that third party.

Some features, including invited partner-workspace access and content preparation, require registration. Access is invite-only and may be limited to an approved email identity, role and workspace. Contributors may prepare drafts, but publication remains subject to editorial and authorization review.

You must provide accurate, complete and current information where registration or an enquiry requires it, keep credentials confidential, and notify Caribbean Anchor if you suspect unauthorised use. Do not share access or attempt to bypass private access controls.

• Do not decompile, reverse-engineer or extract Platform code, layout structures, private partner content or directory data through unauthorised scraping, crawling or automated data mining.
• Do not submit false, fraudulent, deceptive or misleading property information, business credentials, availability, pricing or media.
• Do not introduce malware, viruses, automated spam or other code intended to impair Platform operation or user security.
• Do not impersonate a person or legal entity or misrepresent an affiliation with Caribbean Anchor.
• Do not upload passports, bank details or other high-risk personal documents through a public enquiry form.

Approved developers, agencies, authorised listing representatives and, where accepted, private sellers may submit property or development material for review. Submission does not guarantee publication, a live Listing, availability, an introduction or commercial acceptance.

A submitter represents that they have clear title, lawful authority, power of attorney or formal marketing rights sufficient for the material and presentation they submit. The submitter remains responsible for the accuracy and lawful use of descriptions, boundaries, areas, pricing in USD or XCD, statutory disclosures, availability, plans, photographs and other media.

Caribbean Anchor may reject, edit for accuracy or format, suspend, withdraw or permanently remove a Listing, profile or submitted material where authority, source freshness, availability, media rights, accuracy, safety or Platform standards cannot be confirmed.

Subject to third-party rights and licences, original Platform materials—including Caribbean Anchor branding, text, editorial articles, graphics, layouts, software, logos, structured data and market reports—belong to Caribbean Anchor Limited or its licensors and are protected by applicable intellectual-property laws. No ownership is transferred by access to the Platform.

By submitting content, you authorize Caribbean Anchor to host, format and display it for the relevant agreed service, only within the rights and permitted uses you are entitled to grant. Any separate written media permission or partner agreement governs its scope, duration and approved channels. Submission does not expand a third party’s rights or override restrictions on use.

You may not copy, republish, sell or commercially exploit protected Platform content or private partner-workspace material without written permission, except as applicable law or an express licence permits.

Information on the Platform—including property descriptions, areas, plans, permits, pricing, availability, tax or cost context, rental references, ownership routes and Citizenship by Investment (CBI) information—is general information only. It may become outdated, contain errors or depend on facts not visible on the Platform. Images, plans, views, dimensions, amenities, completion targets, service charges and purchase terms may differ from the completed property or current transaction documents.

Do not treat an enquiry, saved favourite, priority-register request or website message as a reservation, offer, contract or transfer instruction. Independently verify payment instructions through the appointed legal and sales parties.

Before signing, paying or relying on a property, ownership, tax, immigration, CBI or investment decision, obtain advice from independent Antigua and Barbuda counsel and the relevant licensed surveyor, valuer, tax adviser, insurance adviser, immigration or CBI professional and government authority. CBI eligibility and approval are determined by the official Citizenship by Investment Unit and the authorised professionals involved; Caribbean Anchor does not guarantee them.

Caribbean Anchor does not guarantee the accuracy, completeness, availability or suitability of Platform information, the performance or responsiveness of a seller or independent professional, the outcome of an enquiry or introduction, or uninterrupted, secure or error-free operation of the Platform.

To the fullest extent permitted by the laws applicable to the claim, Caribbean Anchor Limited and its directors, officers, employees and agents will not be liable for indirect, incidental, consequential, special, punitive or exemplary loss, or for loss of profit, opportunity, data or goodwill, arising from or connected with access to, use of or inability to use the Platform; an inaccuracy, omission or typographical error; a Listing, seller, developer or independent professional; a financial loss, contract failure or dispute between you and a third party; or unauthorised access, data loss or interruption outside Caribbean Anchor's reasonable operational control.

Nothing in these Terms excludes or limits liability or remedies that applicable law does not permit to be excluded or limited.

To the extent permitted by applicable law, you agree to indemnify and hold harmless Caribbean Anchor Limited, its corporate affiliates, officers, directors, employees and representatives from claims, liabilities, damages, losses, costs and reasonable legal fees arising from your material breach of these Terms, unauthorised use of the Platform, infringement or misuse of third-party rights, or submission of fraudulent, unlawful or misleading Listing material.

These Terms and their subject matter are governed by the laws of Antigua and Barbuda.

Subject to mandatory rights and applicable jurisdictional rules, proceedings relating to these Terms or the Platform shall be brought in the courts of Antigua and Barbuda.

Caribbean Anchor may revise these Terms to reflect changes to the Platform, its services, law or operational practice. A revised version will be posted with a new Last Updated date. Unless applicable law requires otherwise, changes take effect on publication. Continued use after publication indicates acceptance of the revised Terms.
