1. Overview and scope

Caribbean Anchor Limited ("we", "our", "us" or the "Company") operates the digital media, property discovery and invited B2B partner workspace at www.caribbeananchor.com (the "Platform"). The Platform currently begins with property and destination information for Antigua & Barbuda.

We seek to handle personal data carefully. This notice applies to visitors, people who save an opportunity, people who submit an enquiry, and invited partner-workspace users. It describes the categories of data we may record, why we use it, when it may be shared, security and retention practices, and available rights.

This notice is governed by applicable data-protection requirements, including the Data Protection Act, 2013 (No. 10 of 2013) of Antigua and Barbuda where it applies.

2. Data controller identification

Caribbean Anchor Limited is responsible for personal data collected directly through this Platform. Contact us using the details below and mark privacy requests “Privacy request”.

  • Caribbean Anchor Limited
  • Justice Chambers, 2nd Floor, Sonia King Building, St. Mary's Street, P.O. Box 1155, St. John's, Antigua & Barbuda
  • Email: sales@caribbeananchor.com
  • Telephone: +1 268 721 3056
  • Website: www.caribbeananchor.com

3. Categories of personal data we collect

We collect data provided in a form or message, data created while handling an enquiry, necessary account and workspace data, and limited technical and security information. The exact data depends on how you use the Platform. Public forms do not ask for passport, billing, payment-card or other high-risk identity records. Do not place those records in a public message field.

  • Enquiry data: name, email address, optional telephone or WhatsApp number, selected contact preference, message, selected property or Listing where applicable, page path, referral or campaign context, consent evidence, request and session identifiers, timestamps, operational owner, due date, status and audit history.
  • Saved opportunities: favourites are held in this browser; signed-in buyers may choose to synchronize them to their account. Draft enquiry fields are saved in this tab’s session storage, without saving consent.
  • Invited workspace data: approved user identity, role, workspace scope and activity needed to protect and operate the private portal. Access is invite-only and tied to an approved email identity.
  • Technical and security data: information needed for hosting, authentication, rate limiting, security and troubleshooting, including privacy-preserving or hashed identifiers where used. The Platform does not currently use Google Analytics, advertising pixels, IP-personalised currency or automated partner feeds.
  • Third-party content: maps and photographs load from external services, which may receive your IP address and technical request information. The public map shows area-level locations, not exact private residence positions.

4. Purposes and grounds for processing

We use personal data to respond to an enquiry, preserve the property and Listing context, confirm current availability and authority, arrange an appropriate introduction, operate the invited workspace, maintain records, protect the Platform and meet legal obligations. We do not treat a form submission as a reservation, offer, contract or permission for unrelated marketing.

Where consent is requested for an enquiry or optional communication, we record the consent version and time. You may withdraw optional consent, but withdrawal does not undo processing already required to respond to the request, protect the Platform or comply with law. No marketing opt-in or newsletter service is currently active.

We process information for the service you request, with the consent recorded where required, for appropriate security and operational purposes, and to meet legal obligations under applicable law.

  • Responding to and managing an enquiry, including internal review before any authorised external handoff.
  • Operating invited partner accounts and controlled content preparation.
  • Maintaining enquiry, consent, operational and security audit records.
  • Protecting the Platform from abuse, unauthorised access, scraping of private content and security threats.
  • Improving content and service operation using information available to the current team, without activating unimplemented analytics or advertising systems.
  • Complying with valid legal requests and statutory obligations.

5. Enquiry handling and third-party disclosures

We do not sell buyer contact data or rent it for independent commercial monetisation. Caribbean Anchor reviews each enquiry before any external handoff. Current price, availability, representative authority and the appropriate recipient are reconfirmed before relevant details are shared.

Where needed to answer the request, relevant information may be shared with an authorised developer, owner, agency, agent, legal adviser or other professional connected with the enquiry. This is not automatic distribution to an external agent or seller. The recipient may have its own privacy responsibilities, and you should review its notice where applicable.

Cloud hosting, authentication, database, email delivery and security providers may process data for the operation of the Platform under the Company's arrangements with those providers. Personal data may also be disclosed to a court, law-enforcement body or regulator where legally required or permitted.

  • Caribbean Anchor operators and authorised internal users who need access for review, support, security or portal administration.
  • The authorised recipient needed to respond to a particular enquiry, after internal review.
  • Service providers acting for hosting, authentication, database, email delivery and security operations.
  • Courts, law-enforcement agencies, regulators or other authorities when a valid legal basis requires or permits disclosure.

6. Cookies and tracking technologies

The current Platform uses browser storage and necessary technical mechanisms for features such as saved favourites, draft enquiry state, authentication, security and rate limiting. These mechanisms support the service and are not a promise that every browser feature is available.

The Platform does not currently use Google Analytics, advertising pixels, targeting cookies or IP-personalised currency. If non-essential analytics, advertising or mapping tools are introduced, the Company must update this notice and the Cookie Policy, identify the providers and provide any consent or preference control required by applicable law.

You can manage cookies and browser storage through your browser settings. Disabling necessary mechanisms may affect sign-in, saved opportunities, draft forms or other functions.

7. International data transfers

Our service providers include Vercel for website hosting, Supabase for database and authentication services, Resend for transactional email, and external media and map providers. Supabase uses a United States west-region project; email and other infrastructure may process information in additional countries. Your information may therefore be processed outside Antigua and Barbuda and outside your home country.

We use access controls and relevant service-provider arrangements to protect information. International processing remains subject to applicable law; no online service or transfer is risk-free.

8. Data security and retention

We use measures designed to reduce the risk of accidental loss, unauthorised access, alteration or disclosure. Current measures include role-based access, sign-in protection for private portal routes, access limited by workspace scope, TLS for data in transit where supported, and privacy-preserving or hashed identifiers for rate limiting where used. No internet service is risk-free.

We retain personal data only for as long as reasonably required for the enquiry or workspace purpose, legal and audit obligations, dispute handling, fraud and security prevention, and platform operation. Retention is not a fixed deletion or anonymisation guarantee. The Company should maintain and periodically review internal retention schedules and securely delete or anonymise data when it is no longer required and no legal exception applies.

9. Your rights

Subject to the Data Protection Act and other applicable law, you may ask what personal data we process about you and request access, correction of inaccurate or incomplete data, or deletion where the law permits and the data is no longer required. You may also withdraw optional consent, object to direct marketing if any is introduced, or ask for an explanation of how an enquiry was handled.

We may reasonably verify your identity before responding. Requests are subject to applicable exemptions, confidentiality and retention obligations, and we respond as required by applicable law.

  • Access to personal data held about you, subject to lawful exceptions.
  • Correction of inaccurate, incomplete, misleading or outdated data.
  • Deletion where applicable, subject to legal, security, dispute and record-keeping exceptions.
  • Withdrawal of optional consent without invalidating earlier lawful processing.
  • Questions or complaints about handling, including a complaint to the Information Commissioner where the applicable law provides that route.

10. Contact and complaints

For privacy questions, correction or deletion requests, email sales@caribbeananchor.com with the subject “Privacy request”. Do not send passports, bank records or payment-card information through a public form.

If you are dissatisfied with our response, you may have a right to raise a complaint with the competent data-protection authority, including the Information Commissioner of Antigua and Barbuda where applicable.
