Real estate · Antigua & Barbuda
Understand the market before you price the opportunity.
Antigua & Barbuda combines an established international property market with marina communities, coastal homes and a formal route for qualifying Citizenship by Investment real estate. The opportunity is real, but so is the need to separate verified market evidence from promotional forecasts, and general tax language from advice for a particular buyer.

The market
A small market with several different demand stories.
Antigua property is not one uniform asset class. Waterfront villas, marina-adjacent homes, resort residences, development land and ordinary residential property can have different buyers, costs, liquidity and operating realities.
English Harbour and Falmouth Harbour are established sailing and marina areas. Their appeal is tied to access to protected water, yachting services, restaurants and historic Nelson’s Dockyard, rather than to a single island-wide price trend.
Jumby Island and other resort settings sit in a different segment from a custom-build plot or a home bought for year-round island life. Ask what is actually being sold: a freehold property, a share or interest in a structure, a development unit, a reservation, or a current commercial Listing. Caribbean Anchor treats Property and Listing as distinct.
The tourism authority describes Antigua & Barbuda as one destination across two islands with 365 beaches. That is useful destination context, not evidence of a particular property's rental performance or future value.

- Destination shorthand
- 365 beaches A tourism positioning claim; it does not measure property supply or investment returns.

Evidence before forecast
Understand the evidence behind a price
Asking prices are not completed sale prices. Compare recent transactions by property type, neighbourhood, condition, tenure and currency, and ask what evidence supports an appraisal.
A marina apartment, a waterfront villa, an approved citizenship-investment interest and undeveloped land are different markets. Past prices and short-term rental demand do not establish a reliable annual appreciation forecast.
Use an independent valuation and stress-test resale assumptions. Allow for transaction costs, time on market, maintenance and changes in demand rather than relying on a single growth percentage.
Verify
Comparable evidence
Request recent completed transactions or a defensible local dataset, not only asking prices or a marketing forecast.
Model
Net ownership economics
Test purchase costs, operating expenses, vacancy, insurance, taxes, financing and exit costs before discussing a return.
Separate
Lifestyle from investment
A desirable beach or marina setting can support demand without guaranteeing yield, liquidity or capital growth.

Buying as a non-citizen
The route depends on the buyer and the property.
A foreign buyer should obtain independent Antigua and Barbuda counsel before signing or transferring funds. The applicable approval, licence, fees and conditions must be confirmed for the specific transaction.
| Question | Ordinary foreign purchase | Approved CBI real estate route |
|---|---|---|
| Property | A property that fits the applicable non-citizen landholding process | Real estate in a government-approved project |
| Programme threshold | No universal CBI threshold; transaction costs and approvals still apply | CIU currently states a minimum property value of US$300,000 |
| Holding / resale | Contract, title and applicable law govern; confirm with counsel | CIU says the real estate cannot be resold until five years after purchase, unless an alternate officially approved property is purchased |
| Decision-maker | Relevant Antigua and Barbuda authorities and independent counsel | Citizenship by Investment Unit through an authorised representative and licensed agent |
| Outcome | Property ownership subject to completion and registration | Citizenship is subject to eligibility, due diligence, approval and completion of the programme requirements; it is not guaranteed by a seller or platform |
Tax and acquisition costs
A low-tax description is not a personal tax answer.
The source described Antigua & Barbuda as tax-neutral and asserted zero personal worldwide income tax, capital gains tax, wealth tax and inheritance tax for non-residents and citizens. Those blanket statements are too broad for publication as buyer advice. Tax treatment can depend on residence, domicile, source, entity, transaction, property use and the buyer’s home country; property taxes, sales taxes, duties and filing obligations may still apply.
The Inland Revenue Department lists property tax, sales tax, corporation tax and unincorporated business tax among the taxes it administers. A buyer should obtain a written, transaction-specific view from a qualified tax adviser in Antigua and Barbuda and in every relevant home or residence jurisdiction.
Budget beyond the headline price for legal and conveyancing work, government approvals, transfer or stamp charges where applicable, survey and valuation, insurance, property tax, utilities, maintenance, management, community or resort charges and any financing costs. A completion statement, not an online percentage, should control the budget.

Ask for documents, not only a confident answer.
- 01
Define the asset and purpose
Record whether the objective is a home, second residence, land, rental operation, resort use or CBI application. The purpose changes the diligence and cost questions.
- 02
Confirm authority and status
Verify the seller or developer's authority, title, encumbrances, planning position, boundaries, infrastructure, service charges and the current Listing source. A category or development release is not a guarantee of a particular unit's availability.
- 03
Choose the legal route
Have independent counsel confirm the non-citizen landholding process or the approved CBI route, including conditions, fees, beneficial ownership and timing.
- 04
Test the operating case
If rental income matters, obtain evidence for the exact property or comparable set and model seasonality, vacancy, management, taxes, insurance, repairs and distribution arrangements.
- 05
Complete only after conditions
Use a written contract, independently verify payment instructions, satisfy approvals and release funds through the appointed legal and sales parties. A website enquiry is not a reservation or offer.
Questions for the seller and advisers
Make the next conversation more precise.
Does meeting US$300,000 make any property CBI-qualifying?
No. The CIU threshold applies to property in an approved project and the application remains subject to current programme rules, due diligence and approval.
Can I rely on an annual capital-growth forecast?
No growth rate is guaranteed. Ask for the data, period, segment and assumptions behind a forecast and test flat-price and downside scenarios before relying on it.
How should I budget for landholding permission and closing costs?
Ask the relevant authority and your independent lawyer for a current written estimate for your transaction, including the fee basis, taxes and professional costs.
Does citizenship settle my tax position?
No. Citizenship, tax residence, domicile and source-of-income rules are different questions. Obtain advice for the buyer, entity, property use and all relevant jurisdictions.
Does an enquiry reserve a property?
No. An enquiry lets Caribbean Anchor review the request. It is not a reservation, offer, contract or allocation, and current price and availability must be reconfirmed.
